The floor type, remaining wear layer, deep damage, stains, movement and past coatings determine whether sanding is practical. Some engineered floors have limited sanding depth; laminate and vinyl are not sanded like wood.
Repairs and exposed species are assessed before sanding. Stain and finish samples should be viewed on the actual wood, then drying time, ventilation, dust control and furniture return are planned around the selected system.
